San Felice del Benaco is about 35 kilometres east of Brescia. It is on the west coast of Lake Garda, formerly known as Benàcus or Benàco. It borders Manerba to the south, Salò to the north and Puegnago del Garda to the west.
The territory includes the three small towns of San Felice, Portese and Cisano and constitutes a morainic promontory that juts out over Lake Garda between the gulf of Salò and the gulf of Manerba, bordered by Mount della Croce, Mount Campagnolo and Mount Santa Caterina.

And it is precisely in the small and renowned village of Portese where this splendid villa is located. On the ground floor there is the master flat with 4 bedrooms in addition to the bathrooms with a large terrace overlooking the lake; in the first basement there is a guest flat overlooking the large main terrace, which also has a full lake view; in the second basement there are the service bathrooms with showers and the old dock, which can easily be restored since the rails for hauling boats are still in operation today. But what makes this villa unique is the jetty that juts out towards the Gulf of Salò. As is well known, it is now impossible to obtain permission to build new pontoons on Lake Garda and houses with such an accessory are rarely for sale.
